HGV / Chilgrove Drive
Chilgrove Drive project equates to over £17 million of infrastructure works.
Delivering Chilgrove Drive will act as an additional bus route and will also reduce HGV movement on Camp Road. We are legally obligated to deliver the Bus Route by the 400th property occupation of the 1175 application, which we are currently at 138 occupations. We have bought forward the delivery of the HGV access by linking the delivery of Chilgrove Drive to the additional car processing, which now requires Chilgrove Drive to be delivered within 2 years (2028).
Current position: We have detailed planning consent and are moving forward with the technical work. We are currently tendering for Phase 1 works.

New Primary School
A new 1.5 form entry primary school is proposed as part of the current consent, with delivery triggered by the 400th occupation. The school will provide modern education facilities to support the growing community, with an anticipated build cost of approximately £15 million.
Current position: Detailed planning consent has been granted.
Timeline for delivery: Approx September 2029.
Community Centre
Plans include the delivery of a new community centre, providing modern and enhanced facilities to serve the growing community. The existing community centre will remain operational until the new facility is completed, ensuring continued provision throughout the transition period. The new community centre is anticipated to cost approximately £2.3 million.
The facility is due to be delivered by the 340th occupation, we are in ongoing dialogue with Heyford Park Parish Council regarding the scope and design of the building.

Sports Pitches
Further outdoor sports facilities are planned as part of the development, comprising two senior football pitches, two junior football pitches and a cricket pitch, alongside a dedicated sports pavilion building. A detailed planning application has been submitted, with the facilities due to be delivered by to the 300th occupation. The anticipated cost of the sports facilities is £2.8 million.
